What we look for
We review every application as a whole. Having a record or a lower credit score does not automatically mean a denial.
Questions about applying and moving in
Applying
Do you accept applicants with a criminal background?
Yes. A record doesn't automatically mean denial. We review the nature, severity and timing of any offense case by case, along with the rest of your application. Application fees are non-refundable.
Do you accept lower credit scores?
Yes, down to a minimum of 550. We consider income, rental history and overall financial responsibility. Meeting the minimum doesn't guarantee approval, and scores below it are typically denied.
Is it first come, first served?
Homes go to the first fully qualified applicant. Applying early helps, but approval depends on full qualification and completed documents.
How will I know if I'm approved?
Our leasing team will email or call you once your application is reviewed.
Can I lease a home without seeing it?
No. Every applicant tours first. Photos and videos are a great way to narrow your list before you go.
Do you accept Section 8?
Yes, at most units. Your voucher must be approved for the rent amount the owner requests. We don't accept ETHRA vouchers at this time.
Leases and move-in
What's due before move-in?
First month's rent, the security deposit and any fees that apply, such as pet or admin fees.
How do I pay move-in costs?
Pay in cash using our pay code option, or bring a money order to our office.
How much is the security deposit?
Usually one month's rent. It can vary by property and application results.
Are there fees besides rent?
Every lease includes FIG Access, our resident program. You choose a plan from $15 to $50 a month, billed with rent. Compare plans. Some properties also charge for utilities. Check the listing or ask your Leasing Specialist.
Can I sign a lease shorter than 12 months?
Usually, yes. Most shorter terms come with higher rent, and it varies by property.
Can I move in early?
Sometimes, if the home is ready. Fees or prorated rent may apply, so check with us first.
What's your pet policy?
It varies by home, so check the listing. Emotional support animals are permitted with proper documentation. Restricted breeds: Doberman, Pit Bull, Chow, German Shepherd, Rottweiler, Boxer and Great Dane. Pets carry a minimum $300 non-refundable fee and $25 per pet per month, which may vary by property.
