If we place a tenant that has to be evicted, we cover the legal and court costs for that eviction.  You trust us to do our job.  We stand behind our processes and policies.

We charge our management fee only if we collect rent.  

Leasing Fee

50%

We only charge this fee once every 12 month period, regardless of how many leases are signed for the unit.  

Ex: Tenant moves in on Feb 1.  We charge 50% of one months rent.  They move 6 months later and we re-lease the unit.  We don't charge the fee until the new lease renews or in the next calendar year.  We want long term tenants and low turn and vacancy costs for you.  We are not incentivized for turnover.

Maintenance Coordination Fee

It takes a lot of time, systems and experience to coordinate proper maintenance and repairs for your asset.  We are please to provide significant data and communication that shows the value we bring to the maintenance aspect of property management.

We have spent years developing a trusted network of skilled trade workers and suppliers to be able to provide the best work and the best price for repairs and maintenance.

Software and Accounting

$10/unit

Monthly fee for accounting support and all provided softwares.

Photography

In house, discounted photography to get updated pictures of your asset quickly and affordably without compromising quality.  Pricing starts at $50 and increases based on sq footage.
