Paid only when you are

No rent collected means no management fee for that month.

One leasing fee a year

Lease a unit on February 1 and the resident leaves in 8 months? The next lease carries no new leasing fee until the following February 1.

Our tenant, our eviction cost

If we have to evict a resident we screened and placed, we pay the court costs and attorney fees.

Leave anytime

Cancel with 30 days' written notice and no termination fee. If you sell, notice can end at closing.

You approve the big repairs

We ask before any repair over $300 or any unit turn over $1,500, except true emergencies.

Your money in trust

Rent and deposits are held in a trust account at a federally insured bank, separate from our own funds.

Late, application and returned-payment fees are paid by residents, not owners, and are kept by FIG.
